This role is responsible for ensuring the property operates safely, efficiently, and at the highest standard through proactive maintenance, system monitoring, and responsive service.</p><p><br/></p><p>Key Responsibilities</p><ul><li>Perform regular property inspections and walkthroughs to identify maintenance needs and ensure optimal building conditions</li><li>Coordinate, manage, and execute preventative maintenance programs and repairs</li><li>Oversee and maintain building systems, including: <ul> <li>HVAC systems (heat pumps, chillers, cooling towers, boilers, air handlers)</li> <li>Electrical and plumbing systems</li> <li>Building automation systems (BAS)</li> <li>Life safety, fire protection, and security systems</li> </ul></li><li>Troubleshoot and respond promptly to system irregularities or emergencies</li><li>Obtain vendor bids, negotiate contracts, and manage service providers</li><li>Assist with budget preparation and maintain cost-effective inventory control</li><li>Complete required reports and documentation in a timely manner</li><li>Participate in an on-call rotation supporting multiple properties</li><li>Communicate effectively with residents, board members, staff, and vendors regarding maintenance issues and projects</li></ul><p>Requirements</p><ul><li>Minimum 5 years of experience in building operations, engineering, or facilities maintenance</li><li>Strong working knowledge of mechanical, electrical, HVAC, and life safety systems in a commercial or residential high-rise &nbsp;&nbsp;&nbsp;&nbsp;&nbsp;environment</li><li>Technical training, certifications, or advanced education in facilities maintenance or engineering preferred</li><li>Ability to manage multiple projects and prioritize tasks effectively</li><li>Strong problem-solving skills with the ability to recommend solutions to management and ownership/board members</li><li>Excellent customer service, communication, and interpersonal skills</li><li>Proficiency in technology, computer systems and maintenance reporting tools</li><li>Professional demeanor with the ability to interact respectfully with residents, board members, staff, and colleagues &nbsp;</li></ul><p><u>Additional Expectations</u></p><p>This role serves as a visible, front-facing representative of both the building and Founders3.
